Essential Facilities Ireland is a construction and renovation company with a commercial division for facility management and maintenance. Here, Managing Director Gavin Keogh discusses updating a semi-detached dormer bungalow.
“Essential Facilities Ireland was contacted through our Facebook Page by the client. From the word go we built a fantastic relationship with Eoin and Debora and their fantastic architect Karina from Maka-design.com,” said Gavin Keogh.
“We fell in love with the open plan approach of the design and the appreciation of the use of natural light. After a short tender process we were good to go!
“The project was the updating of a semi-detached dormer bungalow. The property was only newly purchased by Eoin and Debora but the existing layout could only be described as a rabbit warren, with small rooms which were dark and cluttered,” revealed Mr Keogh.
“Karina from Maka Design Studio fulfilled the clients brief creating a beautiful design of basically levelling most of the internal walls at rear and creating a rear extension with bifold doors and flat pan roof light. This ultimately created a superior light filled kitchen, dining and very comfortable lounge area with a free standing stove. Added to the brief was conversion of the upstairs bedrooms with bespoke storage, walk in wardrobe/dressing room. Full conversion of the main bathroom. The house was completely re-wired and brought back up to standard.
Like all renovations they have their challenges. This one due to the clients not having a history with the property, it soon was clear that the wiring was not to spec and a complete rewire was needed. We worked very closely with Eoin and Debora on this large budget overrun in terms of getting the best value for money, he enthused.
In terms of the overall thoughts on this project?
“We are delighted with the results this project has achieved. Not only has it surpassed our expectations but also that of the clients. It was an absolute dream to work with this couple on their forever home. When you are planning a renovation it is important to have a goal of what you want to achieve. These goals will need to have budgets so as if the goals go over budget they can be split into specific needs and wishes.
“A good Architect/Designer can assist in this process. We at Essential Facilities Ireland are always keen to deliver everything the client wants and wishes and this is why we work with our clients very early in the planning stages. Clear communication and keen costing with a concentrated view on value for money is a must from us and separates us from most contractors,” concluded Gavin Keogh.
